
Like taxes, no one enjoys paying money to a homeowners association but unfortunately it's necessary in order to keep our community looking great and to maintain all of our property values. Assessments are charged to each property owner in order to pay the expenses incurred by The Lakes Association. Because our association is part of a master association, has a lake to maintain and six separate gated entrances; our homeowner assessments are actually composed of four elements: - West Sahara Community Association Master Assessment (currently $19.97 per month per unit). This assessment is to pay the costs incurred by our master association to maintain the greenbelts, walks, exercise stations, parks and water fountains which are common to all West Sahara homeowners.
The Lakes Association Assessment (currently $41.93 per month per unit). This assessment covers the costs necessary to manage the association's business, to maintain financial reserves as required by Nevada State law, to provide security for our community and to maintain our common area landscaping. This includes such things as: The Lake Maintenance Assessment (currently $2.0517 per lineal foot of lake frontage per month). This assessment pays the costs necessary to maintain Lake Sahara. This includes such things as: - Keeping the lake filled
- Removing trash and debris
- Assuring water health and safety conditions
- Maintaining an abundant and healthy supply of fish
- Maintaining water aeration pumps
- Registering and tagging boats
- Towing stray boats
- Providing lake pest abatement
- Maintaining the color and beauty of our lake
This assessment is charged per lineal foot of lake frontage. Off-water lots are assessed a default amount of frontage as per the CC&Rs.
- Your gate Assessment. This assessment pays all the costs of maintaining your gated entrance area and the common areas inside your gate. This includes such things as:
- Landscaping
- Streets
- Street signs
- Street lights
- Gates
- Guard houses
- Monument signs
- Security cameras
- Each gate has a different assessment because the costs vary by gate and each subdivision has a different number of homeowners sharing the costs.
- Lakes Estates (currently $113.30 per month per unit)
- Beach View Estates (currently $44.70 per month per unit)
- Lakeview (currently $28.00 per month per unit)
- Northshore Estates (currently $200.00 per month per unit)
Many of our members live in sub-associations that are within The Lakes Association. Homeowners in Laguna Bay, South Shore Villas and Glenview Landing pay assessments directly to their associations which then in turn pay their portion of The Lakes Association, Lakes Maintenance and West Sahara assessments. Together these assessments pay the cost to maintain the beauty and security of one of the most desirable communities in Southern Nevada... The Lakes. A small price to pay for living in paradise!
